Toronto doubles condo development fees

In the condo sales office there may be licensed or unlicensed sales representatives. Their obligation is simply to get you to sign and commit to the staged deposits.  They are not obligated to have you to understand.

It is incumbent upon you during the 10 day rescission period  [you have 10 days to take the contract to a lawyer to have it explained to you]  so that you clearly understand what addition closing expenses may be included in the documents.

Recent discretionary items I have seen are;
Lobby Art Contribution
Park Land Tree Planting
AND any additional levy's as yet unassessed by the municipality.
There may be individual meters for your condo.

That means you without knowing how much expense, you have committed to that amount of money. No debate. No Negotiation.

The time to CAP the closing costs and development charges is prior to the Conditional Period expiring. This is done by the lawyers in writing.  If it's not in writing it doesn't exist.

If you’ve purchased a preconstruction condominium in Toronto that has yet to close, take a close look at your Agreement of Purchase and Sale – you could be stuck paying a price increase of almost $15,000.
Like most municipalities, Toronto charges development fees when constructing a new building, adding new residential units to an existing building, or substantially redeveloping a building.
Since developers have no control over these fees, most Agreements of Purchase and Sale for preconstruction condominiums contain a clause stating that if the fees levied by the city increase, the developer can pass these increased fees onto the purchaser.  http://www.condoreporter.com/toronto-considers-substantial-increases-to-condominium-development-fees/

All the new charges added to your closing could easily be between 12 and $17,000 given what was talked about at Toronto City Council. PLUS any ART or Tree planting contributions.

Let's go back to Para 1...   If you had taken a Buyer's Broker with you,  Yes, I understand, you understand the buying process but you would not be so angry right now about that Toronto Condo where you did not cap the closing fees, consult a lawyer and understand clearly Phantom Mortgages and Land Transfer Tax Rebates if I had come along.  You didn't get a better deal.

Landlord AVOIDS bedbug Responsibility


Larry the Landlord was horrified to find that even though his tenants readily admitted that they infested the apartment unit with bedbugs  It was his responsibility to eradicate the problem.


In a recent issue of the London Free Press, Denise Lash was interviewed as part of a special feature on Bed Bugs in condominium units and who’s responsible for their eradication, entitled “Responsibility to take steps to eradicate the nasty bug goes to the landlord”. Denise discusses how condominium corporations should notify their owners and ensure those owners retain a specialist bed bug eradication company if required.
 “if there are bedbugs in a condominium building, it is advisable for the corporation to inform the owners that there are bedbugs in the building (without stating which unit has the bedbugs due to privacy concerns). Residents should be told to inspect their units, and if found a specialist bedbug eradication company should be contacted”.

It is not only the Individual Landlord but a Condominium Building could very well have the same obligations.

Cool! New Islands Right at Sunnyside

What a fabulous addition to the Toronto Humber Bay Shoreline! All the condos along Lake Shore Blvd ( Marine Parade ) will now have additional man made islands at the mouth of the Humber River Bridge towards Sunnyside!

The string of islands would go in at the mouth of the Humber River and extend about one kilometre from shore. The plan would take clean fill from construction jobs to build a solid earth barrier underwater that would deflect polluted Humber River water out into the lake and away from Sunnyside Beach.

Above the water, the feature would look like a string of small islands that could be landscaped, support wildlife and made accessible to the public, city councillors on the public works committee were told Tuesday.

“You could design this to have pedestrians come out to the islands,” said Toronto Water general manager Lou Di Gironimo. “You could connect the islands. There’s many ways to design them, we could make it a very attractive feature.”

Not only visually appealing, this will greatly extend the opportunity for the public to have access to park land and the waterfront. The Martin Goodman Trail is already well used for rollerblading, cycling, joggers and a promenade on a sun filled day! This will enhance the visual views from Palace Place and Park Lake Residences.

BMX Bicycle Parkette Slated for Ellis at Lake Shore


Toronto BMX bicycle Riders to Get New Parkette

The Sales Office for Park Lake Residences is being returned to the City of Toronto; Parks and Recreation. Construction (demolition) will begin shortly to create a BMX bicycle park on the narrow strip of land that is adjacent to the Gardiner Expressway and parallel with Lake Shore Blvd West at Ellis Avenue.

BMX riders who have built ramps and jumps at High Park at the south duck pond have created concerns about environmental damage and has resulted in complaints at City Hall.

Until last year, there had been jumps and ramps inside High Park near the duck pond just steps from Queensway at Parkside Drive. The area is an ecologically significant area, according to the city. In May, the informal, freestyle cycling area was dismantled by the city with help from members of different First Nations communities. With shovels and rakes in hand, they restored what is known to them as Snake Mound, a sacred burial ground. The area has been replanted and fenced off and is currently being monitored for any further cycling activity.

Hosted by the City of Toronto, the meeting attracted riders of all ages from across Toronto and beyond to the Rousseau Room of the Swansea Town Hall. "We can design from the ground up," said Parkdale-High Park Councillor Sarah Doucette, who expressed her excitement for the project. "We can do something amazing here."
